Matter Makers Developments has launched its new residential project, "COMUNA," in New Obour City. The launch took place during a grand event attended by over 1,200 guests—including prominent business figures, real estate marketing firms, clients, and representatives from the real estate sector. This initiative reflects the company’s strategy to foster direct engagement between developers, marketers, and clients, while delivering integrated urban communities that align with the aspirations of the Egyptian real estate market.
Dr. Ahmed Mostafa Mabrouk, Chairman of Matter Makers Developments, emphasized that the launch of "COMUNA" marks a significant milestone for the company. He noted that the firm’s approach goes beyond merely providing residential units; it aims to create a holistic living experience centered on comfort, privacy, and quality of life—achieved through urban planning that prioritizes the daily needs of its residents.
He further explained that the company focused on developing a project that blends functional design with open spaces and a diverse range of amenities, striking a balance between private life and social interaction. During the project’s launch event, Member of Parliament Mohamed El-Asyouti praised the "COMUNA" project. He highlighted the importance of real estate developments that prioritize integrated planning, the provision of essential services, and the inclusion of green spaces. He noted that such projects contribute to urban development in New Obour City, while meeting the needs and aspirations of citizens for more advanced residential communities.
For his part, Abdel Razek El-Shihi, CEO of Matter Makers Real Estate Development, explained that the name "COMUNA" combines the words "community" and "communication." This reflects the project’s core philosophy: to create an interconnected residential community that offers residents greater opportunities for interaction, the exchange of experiences, and the building of social relationships.
He added that the project is based on the "15-minute living" concept, allowing residents to access essential services and facilities via dedicated walking paths. It also features a central, car-free zone—integrating green spaces, water features, and social areas—which enhances mobility and fosters connection among residents.
He further noted that the project’s master plan allocates 22% of the total area to buildings, while 78% is dedicated to green spaces and water features—spanning approximately 35,000 square meters (about 8.5 feddans). This underscores the company’s commitment to providing a balanced residential environment that harmonizes open spaces with high-quality design. In the same context, Amr Gamal, Sales Director at Matter Makers Real Estate Development, stated that "COMUNA" offers a diverse range of residential units tailored to the needs of various customer segments. These include ground-floor units, standard upper-floor units, duplexes, and "CO-VILLA" units, with sizes starting from 110 square meters.
He explained that the project features a comprehensive suite of amenities, including a clubhouse, a fully equipped gym, yoga areas, swimming pools, an outdoor cinema, spaces for children, event areas, and barbecue zones. It also includes an open-air commercial area with restaurants and cafés, as well as parking facilities, security and surveillance systems, and professional property management and maintenance services.
